When giving your home a price that fits, a Comparative Market Analysis (CMA) is used to ensure fair market value. In other words, to avoid overpricing. Why does that matter? Well, the first thing Buyers look at is the price.

You can, but is the reward greater than the risk? When it comes to selling a home by yourself, there's a lot of legal complications that can arise that wouldn't if you were selling through a brokerage. For example, if you choose to exclude a particular fixture and that is not made clear and acknowledged by the buyer in writing and you take it with you, the buyer can go after you, but it could be messy. That's why brokerages are specifically educated and regulated to ensure things like that don't happen.

While it isn't mandatory, it is generally a good idea. That doesn't always mean bringing in a stager who will do a complete redecoration of your home, it means setting up a home with presentation in mind. That could be a good cleaning, fluffing up the pillows, organizing knickknacks (especially in a way that compliments each other), removing clutter, and sometimes repositioning furniture. Staging is like putting on formal clothing. It's still you, just with a dress or tie, and that probably gives you a different feeling than wearing sweatpants.
To the dollar? Highly unlikely. However, this is a loaded question. We need to look at the value of your home compared to other homes like it that have been in the market and your neighbour's home could be very different from yours. It's called a Comparative Market Analysis, or CMA. We look at what other home are similar to yours (if available) that have recently sold, expired, or are currently listed. This is also where working with a brokerage helps you in determining price. We can see the information that is no longer available to the public.
Great question! It's based off the ratio between supply and demand. In a Seller's Market, the demand is higher than the supply. This means sellers have the advantage, the possibility of multiple offers means buyers are more competitive with what they will offer, and generally means they will act more quickly. Whereas in a Buyer's Market, supply outnumbers demand. This means buyers have the upper hand. The value and conditions in an offer a buyer submits could be lower than the list price and have more conditions, and often means buyers will have more time to consider all their options before even submitting an offer. A balanced market is where supply and demand are steady with each other. Still a chance for multiple offers, but also could take more time.
Well, this could be from a number of reasons. It could be that the price is too high, there could be a problem potential buyers are seeing that would be affecting their reason for buying, or it could simply be that it's a Buyer's Market and your home is in direct competition with too many similar homes out there. It won't always be an easy answer. The best thing to do is re-evaluate your listing with your salesperson.
